Tenant checklist: Alterations

Prior to commencing any works:

  • Read your lease carefully to understand which types of alterations require landlord consent.
  • Check whether your proposed works involve structural elements (usually prohibited) or internal / non‑structural works (usually permitted with consent).
  • Confirm whether any minor works are permitted without consent – for example, internal demountable partitions, updating lighting, replacing internal doors or laying carpets (always confirm this under your specific lease).
  • Prepare the necessary plans, drawings and specifications for landlord approval.
  • Obtain formal written consent from the landlord (via a Licence for Works agreement).
  • Clarify whether the works must be reinstated at the end of the lease.
  • Confirm how alterations will be treated at rent review (if applicable to your lease) – for example, whether they will be considered or disregarded.

During the works process:

  • Ensure works are carried out in line with the approved plans, drawings and specifications.
  • Check that all contractors meet the landlord’s insurance, health and safety, and compliance requirements.
  • Keep clear records of all consents, approvals and any agreed variations throughout the works.

Before your lease expires:

  • Re‑read your lease to confirm exactly what reinstatement obligations apply.
  • Ask the landlord whether any alterations can remain in place rather than being removed.
  • Allow sufficient time to complete any reinstatement works before your lease ends.
  • Make sure all decorating obligations set out in the lease are carried out.
  • Keep clear evidence (photos, invoices and correspondence) to support your position.
