As someone who works closely with businesses navigating their property needs in Glasgow, I see first-hand how the demand for high-end office space continues to outpace supply. Right now, finding the right kind of office space – modern, well-equipped, and sustainable – is a real challenge for many tenants.
I’m having ongoing conversations with clients who are actively searching for central Glasgow premises that meet high standards, both in terms of design and environmental credentials. Finding that right now is a challenge.
Unlocking opportunity through development and investment
What we need now is momentum. Accelerating the development and repurposing of high-end office space could be a game-changer. With work already underway on several projects, there's a significant opportunity to build on that momentum and bring more workers into the city centre, delivering substantial economic benefits for the area.
This isn’t just about new builds either. Repurposing existing properties – especially vacant upper floors – could unlock huge potential.
Many tenants are also seeking “green clauses” in leases, which set expectations around reducing the environmental impact of buildings. Those willing to invest in high-specification office conversions, particularly with strong energy efficiency and sustainability performance, are well-positioned to benefit.
A changing workforce and rising expectations
We’re also seeing a shift in working patterns once again. According to data shared by the Chartered Institute of Personnel and Development (CIPD), nearly a third of large UK employers are planning to increase the number of days that employees must work in the office this year.
For landlords and developers, that means a window of opportunity. Those who can secure relevant redevelopment permissions and move swiftly to create new office space in existing buildings could win financially.
This approach aligns with Glasgow City Centre’s wider regeneration vision to attract more people into the area to live, work and visit, giving people more reasons to be there.
The key point is that to meet high-end demand, developments must be of the right quality – not just visually appealing, but functional, sustainable, and supportive of workforce wellbeing.
Our clients are increasingly clear that they are not willing to compromise on their expectations, whether they be around workforce wellbeing or sustainability. Many are choosing to wait for the right space rather than lowering their requirements.
There’s a real incentive here for landlords and building owners. Investing now can deliver strong returns in the near future while also helping to shape the city centre into a thriving, attractive place to live, work and visit.
Ultimately, a growing city centre workforce benefits businesses of all kinds and strengthens the wider economy.
